Residents

We are here for you.  We, as owners, should and need to be working together.  We want to work with you on the maintenance of both our personal and common properties.  Our goal is to protect and improve our neighborhood in a sustainable and friendly manner.  All suggestions and petitions are given careful consideration, since we want and need full participation of each of the owners we represent.

Community Concerns

Architectural - To protect the owners of lots against improper use of surrounding lots that would depreciate the value of property, we have an Architectural Committee.  In keeping with the covenants (a legally binding document at the time of purchase) the committee shall be contacted under the following circumstances of any exterior modifications/additions: 

  • Construction of accessory or out-buildings or other structure
  • Structures enclosing garbage containers, gas / oil tanks
  • Erecting fences
  • Un-reviewed or neglected exterior changes as well as violations of the Restrictive Covenants

Keep in mind you are still obligated to fulfill all local, county, and state requirements for permitting etc.  This is not an all-encompassing list so please refer to the covenants for details.

Appearance - Each owner is responsible for keeping his property free of tall grass and weeds, undergrowth, dead trees, trash, rubbish and clutter, and the property shall be maintained so as to present a pleasing appearance.  Garbage containers shall be kept in the back yard and shall not be visible from the street or an adjacent lot (Article XX).

Pets - Any dog, when not in a fenced yard or while walking, must be on a leash (Article XIV).  Please be mindful of your neighbors and pick up any excrement deposited in yards as well as unoccupied lots and common areas.

Professional Uses Prohibited - No signs or billboards shall be erected or maintained on the premises other than temporary "For Sale" signs.  No trade materials or inventories may be stored or regularly parked on the premises.

School Children - Parents please encourage your children to remain to the side of the road while waiting for buses and walking to and from their stops.

Speed Limit 25 MPH - Wakefield Meadows speed limit is 25 MPH.  We have a lot of wonderful children in the community as well as active residents who walk, bike and run.  We ask you to respect the speed limit and be aware of them as you come into or leave the community.  Especially during early morning and evening hours when it may be dark and we are all in a hurry.
